English Harbour is a lovely, small, harbour town at the southern end of the island of Antigua. English Harbour is well known for the winter pilgrimage of elegant yachts. The owners, crew and charter guests come to enjoy the constant trade winds and pleasures Antigua comes to offer. Nelson's Dockyard, a Georgian Naval dockyard, famous for it's namesake and the countless forays against the French, and Shirley's Heights, with it's remarkable view, are two of of the island's main attractions. English Harbour hosts a major charter boat show in December and the Antigua Classic Regatta and the world famous Antigua Sailing Week in April.
The Waterfront Pizzeria has one of the best locations in English Harbour with views of Nelson's Dockyard and the yachts at anchor. The restaurant has been established for 4 years. Seating is for 50 persons outside on the patio and deck. All patrons are under roof cover and this arrangement allows beautiful views over the harbour and comfortable cool breezes. The menu is simple yet enticing. Bountiful fresh salads, a variety of popular pizzas, crepes, side orders and a small selection of pastas. Tropical drinks and fine wines are served.
The business is open in the day and in the evening during the high season from November to May. First shift runs from 9 a.m to 4 p.m. to serve lunch and pizza take away. The evening shift starts from 4 p.m. and runs until 11 p.m. or closing. The staff consists of a manager, 2 pizza chefs, 2 waiters and 1 barman (evening). Casual staff are taken on for busy periods. The current owner closes for long summer periods during May to November, but this is not necessary. A new owner could run the business for selected days and months in this period.
Inside is a lounge area with two sofas for customers to relax while waiting for a table and enjoy a refreshing drink. The wood fired pizza oven and preparation area is behind a long bar counter open to the public. Also on the business side of the counter is a bar area where a barman serves drinks for the waitresses and to patrons. The bar has 6 bar stools. Inside an area has been set aside for small children to sit or play. There is also a courtesy desk for billing. A point of sale computer is used. The whole interior is air-conditioned.
The kitchen is at the rear. As the pizza oven and preparation area are in the front and the menu is simple the kitchen area is used to prepare and mix the dough, cook sauces and as storage. Equipment includes 2 upright fridge freezers, an upright freezer, mixer, microwave, 2 plate burner, pots, pans, cutlery and crockery. The interior work area has the wood fired pizza oven, a beer cooler, cupboards and sinks.
The lease will be for a full five years with rent set at a fixed rate of US $ 2,700 per month. After 5 years an option of a further 5 years will be available at an increased rate to be discussed. The business is being sold to include the name, furniture and assets as described. If the sale is concluded by the end of May 2008 the landlord will give the purchaser several months of free rent in order to establish themselves for the next season.
The price has been calcualted on assets and improvements with a view to the minimum the business would generate from a new and experienced operator in the current location. The new owner should be able to pay for this business in less than two years and much greater profits are possible. No financial statements are available.
The owners are selling to return to their core expertise as landlords. An experienced restaurant operator is being sought for this business.
Asking Price: US $ 150,000. No owner financing.
The dry good, food and liquor inventory depends on the time of purchase and is not included in the price.
